7 FMBN Housing Loans and Schemes Nigerians Can Access 2026

If you are looking for a government-backed housing loan in Nigeria, the Federal Mortgage Bank of Nigeria (FMBN) has several housing finance products designed for home purchase, construction, renovation and other housing needs.

 

FMBN’s current product list includes the NHF Mortgage Loan, Estate Development Loan, Home Renovation Loan, Construction Loan, Diaspora Mortgage Loan, Rent-to-Own and Ministerial Pilot Housing Scheme.

However, these products are not all designed for the same type of applicant. Some are available to individual National Housing Fund (NHF) contributors, while others are designed for developers, cooperatives or Nigerians living abroad.

 

Here are the FMBN housing products currently listed by the bank and what you need to know about each one.

1. NHF Mortgage Loan

The NHF Mortgage Loan is one of FMBN’s main housing finance products for Nigerians who contribute to the National Housing Fund.

According to FMBN, the facility is provided through accredited and licensed Primary Mortgage Banks (PMBs). It is offered to NHF contributors at 6% interest for a maximum period of 30 years.

A contributor can access up to ₦50 million through an accredited PMB to:

  • Buy a home
  • Build a home
  • Improve an existing home
  • Renovate a home

FMBN states that an applicant must have made at least six months of continuous NHF contributions before accessing the loan. The mortgage is secured by the property being financed.

This is the main FMBN option to consider if your goal is to finance the purchase or construction of your own home.

2. Home Renovation Loan

The Home Renovation Loan (HRL) is designed for NHF contributors who already have a home and need financing to renovate or improve it.

The loan can be used for improvements to an existing property that is personally owned or owned through a family arrangement.

FMBN’s published requirements state that applicants must be 18 years or older, must have contributed to the NHF for at least six months and must have a regular source of income to support repayment.

The exact amount available depends on the applicable FMBN conditions and the applicant’s circumstances.

FMBN continues to use the Home Renovation Loan to support workers. In 2026, the bank reported that it had extended renovation loans to hundreds of Federal Fire Service officers.

3. Individual Construction Loan

The Individual Construction Loan is designed for Nigerians who want to construct their own homes.

It is intended for NHF contributors who want to build a property for themselves or their family.

This option is different from the NHF Mortgage Loan used to purchase an already completed property because the purpose here is specifically to finance home construction.

Applicants should check the current requirements and documentation with FMBN or an approved mortgage channel before starting the process.

FMBN currently lists Construction Loan among its housing finance products.

4. Rent-to-Own

The FMBN Rent-to-Own Scheme provides another route to homeownership.

Under the arrangement, eligible Nigerians can occupy an FMBN-funded property while making structured payments towards eventual ownership.

FMBN continues to use the Rent-to-Own model in current housing projects. In June 2026, the bank handed over homes at Bungalow City under the scheme, describing it as a flexible route that allows beneficiaries to occupy homes while making payments towards ownership.

FMBN’s published Rent-to-Own requirements include NHF registration for at least six months with consistent contributions, a verifiable source of income and other supporting documents.

This may be worth considering if you want to move into an FMBN-funded house and pay towards ownership rather than purchasing the property outright.

5. Diaspora NHF Mortgage Loan

The Diaspora NHF Mortgage Loan is designed for Nigerians living and working outside the country who want to own homes in Nigeria.

FMBN officially launched the product in London on August 7, 2026.

The initiative provides Nigerians in the Diaspora with a formal route to participate in the NHF scheme and access mortgage finance for homeownership in Nigeria.

This means Nigerians living abroad can now look to FMBN for a structured housing finance option instead of relying only on informal arrangements to buy or build property back home.

Applicants should check the current Diaspora NHF requirements directly with FMBN before proceeding.

6. Estate Development Loan

The Estate Development Loan (EDL) is different from the individual housing loans above.

It is designed to support the development of housing estates rather than provide a personal home loan to an individual applicant.

The product is intended for eligible developers and other housing-development partners involved in producing houses for NHF contributors.

Therefore, someone looking for money to build or buy their own house should not confuse the Estate Development Loan with the NHF Mortgage or Individual Construction Loan.

FMBN currently lists Estate Development Loan among its products and services.

7. Ministerial Pilot Housing Scheme

The Ministerial Pilot Housing Scheme (MPHS) is a construction-finance model introduced in 2012.

It operates through a tripartite arrangement involving the Federal Ministry of Housing and Urban Development, FMBN and competent developers.

Under the arrangement, the Ministry provides unencumbered land, FMBN provides funding and developers are engaged to construct housing units for NHF contributors.

The scheme was created to increase housing delivery, reduce the housing deficit and create jobs through housing construction.

Unlike the NHF Mortgage Loan, this is not a conventional personal loan that every Nigerian can apply for directly.

Who Can Access FMBN Housing Finance?

Eligibility depends on the particular product.

For individual housing finance, being an NHF contributor is important for several FMBN products. Some products also require a minimum contribution period, proof of income and other supporting documents.

The NHF Mortgage Loan, for example, requires at least six months of continuous contributions according to FMBN’s current product information.

Other products have different requirements, so applicants should not assume that meeting the requirements for one FMBN product automatically makes them eligible for another.

How to Apply for an FMBN Housing Loan

The application process depends on the product you want.

For an NHF Mortgage Loan, individual contributors generally go through an accredited and licensed Primary Mortgage Bank, which packages the mortgage application for FMBN.

For other products, FMBN may provide specific application channels and requirements.

Before submitting any documents or paying any fee, confirm the current procedure directly from FMBN.

Step 1: Choose the Right Housing Product

First determine whether you want to:

  • Buy a home
  • Build a home
  • Renovate an existing property
  • Access a Rent-to-Own property
  • Obtain housing finance as a Nigerian in the Diaspora

This will help you identify the appropriate FMBN product.

Step 2: Check Your NHF Status

If the product requires NHF participation, make sure your contributions are up to date and that you have the required contribution period.

Step 3: Check the Current Requirements

Review the documents and eligibility conditions applicable to your chosen product.

Do not rely on old social media posts or outdated articles for current loan terms.

Step 4: Apply Through the Approved Channel

Use FMBN’s official platform or the accredited institution specified for the product.

For NHF Mortgage Loans, FMBN directs contributors through accredited Primary Mortgage Banks.

How Much Can You Borrow From FMBN?

The amount depends on the particular housing product and the applicant’s circumstances.

For the current NHF Mortgage Loan, FMBN states that a contributor can access up to ₦50 million, subject to the applicable requirements and processing through an accredited PMB. The loan can run for up to 30 years at 6% interest.

Other FMBN products have different limits, repayment arrangements and eligibility conditions.

Applicants should therefore avoid assuming that the ₦50 million NHF Mortgage Loan limit applies to every FMBN housing product.
